DESCRIPTION OF ITEM
This 19.92 acre parcel of vacant land is split between two counties. 11.3 acres is in Jefferson County, MT and 8.62 acres is in Silver Bow County, MT. Legal: Lot 24 Bowen Ranch Sites, East of the County Lines, Jefferson County, MT & Lot 24 Bowen Ranch Sites West of the County Lines, Silver Bow County, MT. There is no site address for the property other than Jackrabbit Lane. Parcel number: A 4219 (Jefferson County) & 1679870 (Silver Bow County). GO Code 51-0892-10-3-04-01-0000 (Jefferson County) & 01-0890-10-3-01-09-0000 (Silver Bow County).  According to the Assessor, the property is approx. 10 miles south of Whitehall and 30 miles east of Butte. There is development directly south and directly west of the parcel on Jackrabbit Lane, however it is unknown whether there is water or electric on the property. The 2012 taxes are $287.62 (Jefferson County) & $238.83 (Silver Bow County). The first half payments were made to both counties. The 2nd half payments are due in May. There are currently no past due taxes. The picture below is of the general area in Whitehall, not of this particular parcel. The property was purchased in 1999 and we do no know of any liens. The assessed FCV of the parcels is $85,000.

Located in southwestern Montana and established in 1865, Jefferson County is Montana’s 19th most populous with 10,049 residents according to the 2000 Census. According to the Montana Almanac, Jefferson County is one of the original nine counties of the Montana Territory. The Jefferson River, named by explorers, Lewis and Clark, for President Thomas Jefferson, runs through the county. Jefferson County’s slogan “The Discovered In Between” was derived from its location between Bozeman, Butte and Helena. County residents experience the four distinct seasons. Average monthly temperatures, for example in Boulder, range from a low of 8.4 degrees above in January to a high of 82.3 degrees above in July. The annual average precipitation is 11.22 inches.

Silver Bow County is a county located in the U.S. State of Montana. As of 2010, the population was 34,200. It’s County Seat is Butte. In 1977, the city and county governments consolidated to form the single entity of Butte Silver Bow. However, the town of Walkerville is a separate municipality from Butte located within the county. At the 1920 census the county population was over 60,000, and until the 1950 census, Silver Bow was the most populous county in the state.
